Custom Home Building in Augusta, KS

Four years building custom homes in Flint Hills National, Kimberly Hills at Crestview, The Foliage and Forest Hills. Now under his own name, with the same hands on your house.

Four years of custom homes, now under his own name

Alec has spent the last four years building custom homes, working for another builder on houses in Flint Hills National, Kimberly Hills at Crestview, The Foliage and Forest Hills. That is the level of house he is used to, and the level of expectation that comes with it.

He is comfortable working alongside architects, interior designers and engineers through design and construction, which is most of what separates a custom home from a house built off a shelf plan. Those are the people who decide whether a drawing can actually be built, and a builder who treats them as an obstacle costs you both money and months.

Before the custom homes there was more than ten years of residential construction, most of it on the part of a house people actually touch: framing, tile, trim, waterproofing and finish work, including plenty of rooms he was called in to fix after somebody else built them. He already knows which shortcuts show up in year four.

The one thing worth saying plainly: those houses were built for another builder. The first custom home under the IronWood name breaks ground in 2027, and he is having conversations now about the ones after it.

The parts of a house that decide whether it lasts

Almost nothing that fails in a house fails where you can see it. Footings that are not below the frost line heave. House wrap lapped in the wrong order carries water behind the siding instead of down the face of it. A window flashed without a sill pan wets the sheathing under it for a couple of years before a stain ever shows up on the drywall.

These are also the cheapest places to save money on a bid, because no buyer walks through a finished house and checks them. They are the reason Alec would rather lose a job on price than win it by building it the fast way.

How a custom build would start

  • A conversation about the house you have in mind, the lot, and roughly what you want to spend getting there
  • A look at the plan, or a plan put together if you do not have one yet
  • A written scope and a real number, with allowances itemised
  • Time to think about it. There is no same-day discount here and nothing expires

Where we build

Based in Augusta and serving Wichita, Andover, El Dorado, Towanda, Derby, Mulvane and Bel Aire.

Build it to be handed down

There is a version of every house that is cheaper. There is also a version that is still doing its job long after the people who paid for it have moved on. Alec builds the second one, because a house is not a thing you should have to buy twice.

1

The cheapest bid gets paid for twice

Work done cheap almost never fails right away. It fails in year four, and by then you are not paying for one job, you are paying for demolition, disposal, and the whole thing over again. Spread across the years you actually live there, doing it properly the first time is usually the less expensive decision. It just does not look that way on the estimate.

Quoted honestly, built once.
2

Some materials age, others just wear out

Real stone, solid wood and honest hardware get better looking with time. The budget versions are printed, hollow or laminated to imitate them, and they do not age at all, they simply start peeling and chipping. Alec will tell you where spending more genuinely buys you decades, and just as often where it does not and you should save the money.

Straight answers on what is worth it.
3

The decades are bought where nobody looks

Nobody ever compliments the flashing over a window, the house wrap behind the siding or the footings under the slab. Those are exactly the places corners get cut, because no buyer walks a finished house and checks them. They are also the only reason anything is still standing in thirty years, so they do not get skipped here.

Done right where nobody is looking.
